What commercial cleaning covers, and where it splits

Commercial cleaning is the general term for cleaning a space that customers or staff use rather than live in, and it splits immediately by the type of space. An office is cleaned for the people who sit in it every day. A storefront is cleaned for the impression it makes in the first five seconds. The scope, the frequency and the hour of day are different in each case, which is why a single quote for commercial cleaning tells you almost nothing until the space is named.

What changes between an office, a daycare and a clinic

Commercial cleaning is not one service. What a space needs depends on who walks through it and what they touch. These are the three we are asked for most across Harris County and Montgomery County, and they differ more in priority and timing than in size.

Before you sign anything

Five things to ask any commercial cleaner, including us

Commercial cleaning is bought on trust, because the work happens when nobody is there to watch it. These five questions separate a company that has thought about your space from one that is quoting by square foot. Ask them of us and of whoever else you are considering.

  1. Who exactly enters my space, and are they background checked?Cleaning happens after hours, unsupervised, with access to everything. Get a straight answer on who the people are and whether they are the same people each visit.
  2. How are keys, codes and alarm access handled?There should be a defined procedure, not an arrangement. Ask what happens to your key or code when a staff member leaves the company.
  3. Are you insured, and for what?Ask to see it rather than be told about it. General liability is the baseline. If anyone is entering the space, ask about workers compensation too.
  4. What is in scope, in writing, per visit?Vague scope is where commercial cleaning relationships fail. A written per-visit list ends the argument about whether interior glass was ever included.
  5. What happens when something is missed?A guarantee with a window is worth something. A guarantee with no stated timeframe is a sentence.

If a cleaner cannot answer those five clearly, the price is not the problem. Our answers are on the call, and the scope goes in writing before the first visit.

Contract vocabulary

The words on a commercial cleaning quote

Commercial quotes use a vocabulary that residential ones do not, and the terms carry real cost implications.

Janitorial
Recurring maintenance cleaning of a commercial space, usually on a fixed schedule. The routine work, as opposed to a one-off project.
Touchpoint
A surface many hands meet: door handles, light switches, shared keyboards, appliance handles, lift buttons. Touchpoint density drives frequency more than square footage does.
Day porter
Someone present during business hours for continuous upkeep, rather than a team that comes after close. A different service with a different cost structure.
Scope of work
The written per-visit list. The single most important line of a commercial agreement, and the one most often left vague.
Consumables
Paper, soap, liners and similar. Whether the cleaner supplies them or the client does changes the comparison between two quotes that otherwise look alike.

When comparing two quotes, check that both are pricing the same scope, the same frequency and the same consumables arrangement. Quotes that differ sharply usually differ on one of those three rather than on rate.

What we run, and what we do not

The Top Maid is a cleaning company, not a facilities contractor. Saying so at the quote instead of afterwards is the difference between a scope and a surprise.

Outside what we run
Window exteriors above ground level, carpet extraction, floor stripping and waste hauling. If your premises need any of those, we say so at the quote rather than after the first visit.
Access, never improvised
Most clients issue a key or a code to the same named crew, and that crew does not rotate. If your building has a sign-in procedure, a security desk or an alarm code, it goes into the written routine at the quote.
One point of contact
Priscila runs the schedule herself, which is why a change to your hours reaches the crew the same day rather than the following week.

How is commercial cleaning priced?

Flat, per visit, quoted after we know three things: the type of space, its size, and the hours it can be entered. It is not quoted hourly, because an hourly rate rewards a slower job.

Which service page applies to my business?

If people sit at desks most of the day, start with office cleaning. If your space is something else, call and describe it. Naming the space is what makes a quote accurate, and we would rather send you to the right service than sell you a general one.

Do you work around our business hours?

That is the normal arrangement in commercial work, and the available window is one of the three things that set the price. Tell us the hours your space can be entered and we plan the schedule around them rather than asking you to plan around us.

Do we need to sign a long-term contract?

No. The Top Maid works without long-term contracts, so the schedule holds because the work does, not because a term does. Recurring commercial work is still scheduled rather than ad hoc, because the value of it comes from consistency, but you are not locked into a year to get that.

Are you insured?

Licensed and insured, and you are welcome to ask to see it before the first visit rather than take it on trust. That is the standard we suggest applying to any company you let into your space after hours.
