What move-out cleaning is, and what it is not

Move-out cleaning is a full clean of an empty home performed to the condition standard a landlord inspects against at the end of a lease, covering the inside of every cabinet, drawer, closet, oven and refrigerator once the furniture is gone. It is not a regular house cleaning done later than usual. Under Texas law a landlord has 30 days to return a security deposit, and cleanliness is one of the few line items on that inspection a tenant can still control on the way out.

The line that decides the money

Wear and tear, or damage? The distinction your deposit turns on

Every disputed deposit comes down to sorting the same list into two columns. The left column is age doing its work, and Texas law puts it on the landlord. The right column is something that happened in the home, and it comes out of the deposit. Most of the middle column is not damage at all, it is residue, and residue is what a move-out clean removes.

Nothing in the right-hand column is structural. Every one of those entries is residue, film or debris, which is why a move-out clean returns more of a deposit than its own cost in the majority of leases. The items that genuinely are damage stay damage, and no cleaning changes that.

Inspection order

We clean in the order a property manager inspects

A property manager does not walk a home room by room. They walk it by the items their own checklist scores, and those items repeat in a predictable order across almost every management company in the Houston area. Cleaning in that order means the first thing inspected is the thing cleaned most recently.

  1. Kitchen appliances, inside firstOven, range, refrigerator, dishwasher and microwave, interiors before exteriors. This is where deposits are most often reduced, and it is the first place a checklist looks.
  2. Every cabinet, drawer and closet, openedInteriors only become reachable once the home is empty, and an inspector opens them precisely because most tenants do not.

Anything outside that scope gets named before the visit rather than discovered after it. Repairs, painting and carpet replacement are trades of their own, and quoting them as cleaning would only move a charge from one invoice to another.

Lease vocabulary

The five words your lease uses and your landlord counts on

Deposit disputes are usually vocabulary disputes. These five terms appear in most Texas residential leases, and knowing what each one actually means changes what you can ask for.

Surrender
The moment you return possession, usually key handover. It is the event that starts the 30-day clock in §92.103, not the date your lease ends on paper.
Normal wear and tear
Defined in §92.001(4) as deterioration from intended use, including breakage or malfunction due to age. Explicitly excludes negligence, carelessness, accident or abuse.
Forwarding address
A written address for the refund. Under §92.107 the landlord is not obligated to refund until they have it. Giving it in writing, and keeping proof, is the cheapest protection there is.
Itemized deduction
The written description of damages and charges a landlord must provide alongside a partial refund. A deduction with no itemisation is a deduction you can question.
Broom clean
A phrase some leases use instead of a standard. It has no statutory definition in Texas, which means it is negotiated at inspection rather than defined in advance.

None of this is legal advice, and a lease can set terms of its own on top of the code. It is the vocabulary that lets you read your own lease and ask a specific question instead of a general one.

Does a move-out cleaning guarantee I get my full deposit back?

No, and any cleaner who promises that is selling something they do not control. Cleaning removes the residue-based charges, which are the largest category of deductions on most inspections. It does not repair holes, replace carpet or undo damage. Under Texas Property Code §92.104 a landlord cannot charge you for normal wear and tear at all, so what remains after a proper clean is usually a much shorter list than tenants expect.

When should the cleaning happen?

After the last item leaves and before the walkthrough. The cleaning only reaches cabinet interiors, closet floors and the space under furniture once the home is actually empty, and those are the areas an inspector opens first.

How long does a move-out clean take?

It depends on the size of the home and the condition it is in, and an empty home is quicker per square foot than an occupied one because nothing has to be moved. We quote a flat price after hearing the bedroom and bathroom count, so the number does not move on the day.

What if my landlord still finds something?

Is this the same as a deep cleaning?

They overlap but the target is different. A deep cleaning restores a home you are still living in. A move-out clean is measured against a landlord checklist, so it prioritises appliance interiors, cabinet interiors and grout, and it happens with the home empty.
